The Grey Dolphin is a very comfortable but cavernous home. In there you can organize your family reunion or staying in a relaxing home, appreciating the beach and nature that Sunset Beach and around offer.

This home counts with cozy rooms that sleep 14 people,

It has four (4) bedrooms upstairs with Jack and Jill bathroom.

Room 1: King bed

Room 2: Twin & Queen.

Room 3: Queen.

Room 4: Twin & Queen.

Living Area: A half bathroom.

GROUND FLOORING

With a private downstairs entrance, is Room 5: Bedroom with a queen and a pair of bunk beds. It has a dedicated full Bath ( this room doesn´t have access to the Living area)

This home is very close to the town, where you can rent kayaks and bicycles and walk to the boardwalk and see the sun drowning in the water.

You can check the few stores that are in town, there you can buy souvenirs and ice cream.

Everyone asks us how close the beach from the home is, well is as closest as it can be, the boardwalk that brings you to the beach is next to our home ????.

As you can see in our amenities, we provide a long list of things to appreciate your time inside and outside the home, from kitchen supplies to beach chairs and beach toys. You are welcome to use them.

Remember this is a family home so please take care of the stuff. We try to update our home supplies and furnishings very often to offer you always the best of the best.

Unfortunately, for the pet lovers, we do not accept them, not because we don’t appreciate them, but to keep the home clean for the next guests. Also, we are smoke-complimentary.

At the end and before every staying, a professional cleaner comes to clean and disinfect the whole home and stocking the home for the next guests.

Even though we, the owners, are not in Sunset Beach, we are one call, text, or e-mail away for any assistant you need and if you need assistance, we have local people ready to help.

201 HOME RULES
(a). CHECK-IN. Tenant will be given check-in location and phone number after all charges are paid. Check-in time is 3:00 p.m. on the check-in date of your reservation. To allow sufficient time to prepare the property for your use, we ask that you do not request early occupancy, (NO EARLY CHECK-INS ACCEPTED due to the Covid-19 Cleaning Requirements). It is recommended that Tenant contact the Owner to make appropriate arrangements to ensure keys and directions to the rental property are made available.

(i) All units shall be included with quality linen & all beds (except for bunk beds) shall be made.
(ii) All units shall be supplied with bathroom towels and kitchen towels.
(iii) TWO KEYS will be furnished on check-in. Tenant will not duplicate keys to the home. There will be a $250 re-keying charge for lost or unreturned keys.

(b). CHECK-OUT Tenant will vacate the premise by 10:00 am on check-out day. An additional day’s rent will be charged for all late check-outs (NO LATE CHECKOUTS ACCEPTED due to the Covid-19 Cleaning Requirements).

(i) Please remove all linen and place them on the bedroom floor.
(ii) Please place all towels on the bathroom/kitchen floor.
(iii) We kindly request that you start a load of TOWELS before leaving.
(iv) We kindly request that you start the dishwasher before leaving.
Tenant is responsible for replacing bed covers on all beds, emptying refrigerator, turning off lights, taking out the trash the nighttime before the pick-up date (a $150 charge shall be applied for failure to abide by this policy), leaving the AC set on 80 degrees in the summer (or heat set to 60 degrees in the winter), securing all doors and windows, leaving the home generally clean damage-complimentary and in good condition for our cleaning team, leave the keys on the kitchen counter.

HAVE A SAFE JOURNEY HOME. At your leisure, we savor your review, and we value your comments, suggestions, and requests.

(c). PERMITTED OCCUPANTS Tenant (aged 25 & older) must take possession and maintain possession of the subject property for the full rental period. The Tenant shall not permit anyone under the age of 25 to take possession of this property for any extended period. The Tenant shall not permit the property to be occupied or used as a residence by more than the max. number of occupants allowed under this lease. Tenant includes; parents, grandparents, kids, and extended families (including all kids) and friends/guests, and their family members. IDs must be furnished upon request. NO EXCEPTIONS. THE UNDERSIGNED REPRESENTS (HIM/HER) SELF TO BE AN ADULT 25 YEARS OR OLDER. 

(d). LEASE NOT ASSIGNABLE Tenant shall not assign this agreement or sublet the property in whole or part.

(e). NONDISCRIMINATION Owner shall conduct all rental activities regarding this agreement without respect to the race, color, religion, sex, national origin, handicap, familial status, sexual orientation, or gender identity of any event or prospective event.

(f). PROHIBITED CONDUCT SPECIAL EVENTS & HOME PARTIES ARE NOT ACCEPTED! Absolutely no beer kegs, fireworks, ATVs or RVs, or illegal activities allowed on premises. Violation of this will result in the termination of the lease and immediate eviction without refund unless the property is re-rented at the same rate as the rented rate. WE TAKE SAFETY, SECURITY, AND GOOD CONDUCT SERIOUSLY.

(g). DAMAGES Tenant is REQUIRED to REPORT ANY BREAKAGE OR DAMAGES TO THE OWNER UPON ENTRY OR OCCURRENCE (whichever comes sooner). Tenant agrees to be responsible for any damages done by Tenant, his family, or guests. Tenant authorizes Owner to charge his or her security deposit for damages beyond reasonable wear and tear. Failure to provide this info can result in a $150.00 charge being imposed.

(h). WASTE MANAGEMENT POLICY Failure to abide by the policy requiring putting out the garbage/recycling bins on the sidewalk's street side may result in a $150.00 Charge Being Imposed.

(i). ACCOMMODATIONS The home is equipped for normal housekeeping and includes in the KITCHEN; an abundance of dinnerware, wine glasses, dinner silverware, cooking silverware, cookware, potholders, bowls and serving dishes, cutting boards, drain pan, hood exhaust with lights & fan, microwave, toaster oven, 4 slice pop up toaster, 12 cups electric drip coffee pot, stainless steel electric teapot, blender, electric hand mixer, electric glass stovetop/oven, dishwasher, dishwasher detergent jell pods under the sink, hand soap dispenser on the sink, kitchen garbage can, kitchen garbage bag dispenser, kitchen garbage bags, take away disposable food containers, and one roll of paper towels.

In the LAUNDRY ROOM; washer/dryer, laundry detergent pods, vacuum, iron, ironing board, 6’ folding table, 6 folding chairs.

In the DINING ROOM; wallboard, infant seat.

On the 500 square foot OCEAN SIDE PORCH; 2 rockers, 4 Adirondack chairs, seating pads, 4 side tables, breakfast table, 4 chairs, sun deck, fish flag with pole.

On the GROUND FLOORING; an inground charcoal grille, picnic table with benches, foot rinse, hot/cold shower, a guest storage room, with beach cart, toys, boogey boards, umbrella, beach chairs. In all 3 FULL BATHROOMS on the Walls; 2 body wash dispensers, 2 shampoo dispensers, and a disposable hand soap dispenser on the sink, one roll of toilet paper per bathroom.

In all 5 BEDROOMS; all beds have bed pads, bed covers, bedspreads, blankets, pillows, pillow covers, pillowcases, linens.

In the LIVING ROOM; wi-fi, bocce set, spike ball set, football.

(j). MAINTENANCE Owners make every effort to keep each property and its equipment and amenities in good working order. Owner shall not be liable for damages and no refunds will be given for such temporary failure, included the Owner is seeking to service, repair, or replace said failure in a reasonable manner upon receipt of written notification, via text or e-mail, from the Tenant of same. Difficulties with utilities, services, or amenities supplied by third-event vendors may take additional time to remedy as the Owner has limited ability to control third-event scheduling.

(k). RIGHT OF ENTRY AND ACCESS TO THE PROPERTY Owner reserves the right to enter premises or schedule for professional services, with reasonable notice to Tenant, during tenancy including but not limited to inspecting, making repairs, or showing home to purchasers or Tenants.

(l). OUTDOOR FIRES All fires are definitely prohibited. Charcoal grilles are allowed when used in accordance with the Town of Sunset Beach Ordinance. Fireworks or possession of fireworks is not allowed on premises at any time.

(m). GRILLING is not allowed except as designated on in-ground grille. Do not attempt to use moveable outdoor grilles on decks, porches, or near wooded areas as you are responsible for any damages. Please be sure to clean the grille before you leave so the next guest finds it ready for use.

(n). ADDITIONAL CHARGES Additional costs and charges, allowed, may be charged only pursuant to a written agreement which states the amount of the fee or charge and is made at the time of the specific modification, renewal, extension, or amendment, or at the time the specific modification, renewal, extension, or amendment is requested.
