The pool is open year round and can be heated for an additional cost of $150 a day. When heated, the pool water should be between 80-84 degrees depending on outside air temperatures and weather. You must pay for the entire stay and can not pick and choose days you want the pool heated. We can not guarantee the pool water temperatures due to the dependency of the weather and air temperatures, however the gas heaters are very effective during most conditions. Please keep in mind that the heater only runs when the pool pump is running and typically the pump does not run at nighttime due to time schedule.

The pool and/or spa is private and unattended, so swim at your own risk. All kids must be supervised in the water at all times by an adult. No food, drinks, alcohol, glass, etc are allowed in or around the pool. Pools are serviced regularly, however please keep in mind that due to the tropical nature of the island, it is not unusual to find unexpected debris and sand in the pool.

We cannot guarantee the elevator will be working due to circumstances out of our control. Please read elevator instructions CAREFULLY before operating (found in the notebook at the home). User error will result in a $100 service charge. No kids are allowed in the elevator without an adult. Use at your own risk.

​​​​​​​The dock/boat slip and canal are meant to be appreciated responsibly. Please note there are inherent dangers associated with water including drowning. Please be safe and wear a personal flotation device around the water and monitor kids and those are not strong swimmers.

PLEASE READ RULES / NOTES PRIOR TO BOOKING:

If your check in date is on or between Memorial Day and Labor Day, your cleaning fee does include whole home linen and towel rental fee. Linen and towel service includes top and fitted sheets per bed, pillow cases, and 1 set of towels will be included per person (1 set includes: 1 body towel, 1 hand towel, and 1 washcloth), and a kitchen towel.

If your check in date is before Memorial Day or after Labor Day, linens and towels are NOT supplied in the cleaning fee. We do offer them for an additional fee, or you can choose to bring your own linens and towels, or rent through a third event.

**(Last min. bookings: We need at least 24-hour notice in order to provide linens).

We highly recommend trip insurance and will not give any refunds for weather related trip interruptions or cancellations as well as any other situations that may cause you not be able to travel or use the property.

If you cancel at least 60 days prior to your check in date, you will be refunded in full minus a non-returnable fee of 5% of the total reservation (cancellation fee). Cancellations within 60 days prior to check in will not be refunded.

Due to homeowner severe allergies, some homes may not allow service or support animals. You must disclose and get permission for any service and or support animals PRIOR to booking.

While you paid a cleaning fee, if you leave the home excessively dirty including stained or soiled linens, linens and towels, and/or don't follow check out procedures, an additional cleaning charge of $200 may apply that you will be responsible for paying.

Supplied in your reservation is a security deposit insurance policy that can cover you for accidental damages to the home or contents, however all damages may not be covered and if denied, you will be liable / responsible for paying any damages in their entirety.

You must be at least 26 years old to book and if your group is not related, the average age of all adults (not including kids) must be 26 years old or older. We do not allow people to book for other people, the person who makes and pays for the reservation must also stay in the home.

Sorry, NO home events, prom events, weddings, rehearsal dinners, or any other events of any kind.

NO Smoking inside or on/around the premise (you will be charged a $500 fee if this rule is broken).

NO charcoal grilles, fire pits, or deep fryers are allowed on premise.

Please be aware that there are exterior security cameras located on the premises directed towards the parking area and/or entrances for added security and tranquility of mind.

Please note if there is a fireplace, it is decorative only and not to be used.

We provide a basic starter pack of essentials for your first day including a roll of toilet paper in each bathroom, hand soap, a roll of paper towels in the kitchen, and a trash can liner per bin.

Sticking to a budget:

  • Reserve your rental as soon as possible. Rental schedules often become available 12 months in advance (or in September just after the Summer season ends). Many groups book their Summer vacations during Winter holiday get-togethers. Book before these holidays for best selection.
  • To find the best value, shift your family's Cape Fear area trip dates to the Spring or Fall months. May, September, and even October offer excellent temperatures, , and greatly reduced traffic. Many vacationers use this strategy to reserve larger homes, or to book an oceanfront vacation rental that would otherwise be unavailable or unaffordable during the Summer. Speaking of the off-season, don't overlook Winter holidays for a Cape Fear area vacation! Who wouldn't love a holiday vacation near the ocean? Christmas, Thanksgiving, and New Years Eve are great times to gather with family and friends at your favorite beach.
  • Hosts sometimes offer discounts for veterans and active duty military. It's always a good idea to check with your property manager to see if special discounts are available for your family before you book.
  • Management companies and individual rental owners often offer guests an option to buy vacation insurance protection. Trip insurance, which usually will cost you 1% - 5% of the base reservation price, offers visitors reimbursement of their vacation costs for any missed time as a result of personal medical-related issues or weather, as well as ensuing additional evacuation costs or charges, such as an unanticipated hotel stay or additional gasoline expenses. Trip insurance might be a a welcome relief if the unforeseen occurs. Ask the property owner for specifics.

  • Lock your rental while you're away. Protect your property!
  • To make sure that no damages are linked to your family's stay, make a record of any problem areas when you arrive. E-mail the host right away to document any pre-existing damages. If there is a dispute about legal responsibility later, having the recorded problems and contact attempts will be valuable.
  • Respect the neighborhood. Often times, nearby homes are filled by local residents. Respecting late-night noise limits and parking policies is the right thing to do.
  • Speaking of neighbors... Ask a local! Neighbors can usually help. Who better to ask where to find the fresh catch of the day, have a great night on the town, or the best spots for shopping?
  • Don't leave anything behind! Just before departing, take a walk through the rental property to make sure you've collected everything. Remember to check bathrooms, dressers, and closets for hidden items. Remove everything from the refrigerator and take or dispose of leftovers.
  • Record a video to document the condition of the property.
