Located in a peaceful community located on the beautiful west end of Holden Beach, sits this elegant, newly refreshed 4 bed, 3.5 bath home with a private, heated pool, Tiki bar and 2 master suites! A fast, min. and a half walk in either direction will get you to the private community beach access AND the private community pier and dock by the Intracoastal Waterway and Marsh.

Marsh Mellowed By The Sea features a handsome open floor plan. Upon entering the home, you will find the living room, a well-supplied kitchen with stainless steel appliances, a sizable dining area with seating for 10, and a half bath where you will find an enclosed washer and dryer. Also located on this floor is a master suite with a Queen size bed, a private full bathroom, and a Intelligent TV. Kitchen amenities include a keurig & drip coffee maker, toaster, tea kettle, blender, crock pot, and waffle maker.

Upstairs are three additional bedrooms. The first bedroom, a master suite with a Queen size bed, private full bath with hottub tub and Intelligent TV, offers vistas of the ocean from one bay window and the marsh from the other window. The second bedroom, which also has a Queen bed and Intelligent TV, shares a full bathroom with the third bedroom which features a twin over full bunk bed and full size bed. Also on this floor you will find a sitting room with 2 recliners, a bar table and chairs, wet bar, mini-refrigerator, and TV. Appreciate outdoor living on the front porch, front balcony accessible from the sitting room, on the back screened-in porch which overlooks the pool, or at the pool and on the huge pool deck!

The activities are countless at Marsh Mellowed By The Sea! Fill the beach cart with sand toys and beach chairs and walk less than 2 mins. down the street to the private beach access to appreciate a fun-filled day in the sand, surf, and sun. With no stairs to worry about, getting to the beach is fast and simple! Later, take in the lavish Marsh and ICW vistas by the private pier access which has sitting areas that include benches, a swing, and a picnic table. Launch a kayak, fish, crab, and take in the wildlife off the private community dock while surrounded by spectacular vistas and sunsets. Savor a game of corn hole in the backyard, a nice invigorating drink by the Tiki bar, and don't forget to take a cooling dip in the private pool equipped with pool floats, tubes and noodles!

Vacations don't last forever, but vacation memories will when you make them here at Marsh Mellowed By The Sea.

Other features and amenities to note: New HVAC systems (2021) with whole-home air purification system that kills molds, bacteria, viruses, freshens the air, and reduces allergens, dust, and static electricity. New private pool (2020) and Tiki bar near the pool and patio. New couch and beds, outdoor hot/cold shower with changing area, outdoor gas grille, Intelligent TV's in the 3 Queen bedrooms, both upstairs sitting area and downstairs living room have Intelligent TV's and cable, Keurig coffee maker, 2 adult bicycles (men's and women's), freshly supplied kitchen items such as a thermal carafe coffee maker, blender, pots and pans, silverware, wood infant door gate, highchair, pack & play etc. and additional refrigerator in storage unit.

Pool and Pool Heating

The pool is open year round, however between April 1 - Oct 31 the heater will be on and typically keeps the pool water between 80-84 degrees depending on outside air temperatures and weather. There is no additional cost to heat the pool, but we can not guarantee the pool water temperatures due to the dependency of the weather and air temperatures. Please keep in mind that the heater only runs when the pool pump is running and typically the pump does not run at nighttime due to time schedule.

*Please note, pools will NOT be heated November 1 - March 31*. If you want us to attempt to heat the pool during this time we can for a cost of $75 per day for your entire stay, but once again, we can not guarantee the pool water temperatures due to the dependency of the weather and air temperatures.

The pool and/or spa is private and unattended, so swim at your own risk. All kids must be supervised in the water at all times by an adult. No food, drinks, alcohol, glass, etc are allowed in or around the pool. Pools are serviced regularly, however please keep in mind that due to the tropical nature of the island, it is not unusual to find unexpected debris and sand in the pool.

PLEASE READ RULES / NOTES PRIOR TO BOOKING:

If your check in date is on or between Memorial Day and Labor Day, your cleaning fee does include whole home linen and towel rental fee. Linen and towel service includes top and fitted sheets per bed, pillow cases, and 1 set of towels will be supplied per person (1 set includes: 1 body towel, 1 hand towel, and 1 washcloth), and a kitchen towel.

If your check in date is before Memorial Day or after Labor Day, linens and towels are NOT included in the cleaning fee. We do offer them for an additional fee, or you can choose to bring your own linens and towels, or rent through a third event.

**(Last min. bookings: We need at least 24-hour notice in order to provide linens).

We highly recommend trip insurance and will not give any refunds for weather related trip interruptions or cancellations as well as any other situations that may cause you not be able to travel or use the property.

If you cancel at least 60 days prior to your check in date, you will be refunded in full minus a non-returnable fee of 5% of the total reservation (cancellation fee). Cancellations within 60 days prior to check in will not be refunded.

Due to homeowner severe allergies, some homes may not allow service or support animals. You must disclose and get permission for any service and or support animals PRIOR to booking.

While you paid a cleaning fee, if you leave the home excessively dirty and don't follow check out procedures, an additional cleaning charge may apply that you will be responsible for paying.

Included in your reservation is a security deposit insurance policy that can cover you for accidental damages to the home or contents, however all damages may not be covered and if denied, you will be liable / responsible for paying any damages in their entirety.

You must be at least 26 years old to book and if your group is not related, the average age of all adults (not including kids) must be 26 years old or older. We do not allow people to book for other people, the person who makes and pays for the reservation must also stay in the home.

Sorry, NO home events, prom events, weddings, rehearsal dinners, or any other events of any kind.

NO Smoking inside or on/around the premise (you will be charged a $500 fee if this rule is broken).

NO charcoal grilles, fire pits, or deep fryers are allowed on premise.

Please be aware that there are exterior security cameras located on the premises directed towards the parking area and/or entrances for added security and tranquility of mind.

Please note if there is a fireplace, it is decorative only and not to be used.

We provide a basic starter pack of essentials for your first day including a roll of toilet paper in each bathroom, hand soap, a roll of paper towels in the kitchen, and a trash can liner per bin.

  • In the Cape Fear area area, The sooner you can book a rental home, the better your selection will be. The most desirable rental homes are reserved early. Booking your vacation rental six - twelve months before your vacation is recommended. Christmas, Thanksgiving and New Years Eve are excellent times to plan and book your rental property.
  • Summer is high season in the Cape Fear area area. Book your Cape Fear area rental in the Fall or Spring to enjoy warm weather while saving money and avoiding crowded roads, restaurants, and activities. Speaking of the off-season, don't overlook Winter holidays for a Cape Fear area vacation! Who wouldn't love a holiday near the ocean? Christmas, Thanksgiving, and New Years Eve are great times to gather with loved ones at your favorite beach.
  • Hosts and Property managers sometimes offer discounts or promotional rates for veterans and active duty military. It's always a good idea to check with your host or property manager to see if special offers are available for your family before you book.
  • Property management companies frequently offer their guests an option to add vacation insurance. Trip insurance, which normally costs 1% - 5% of the base stay price, offers visitors reimbursement of costs for missed trip time as a result of personal medical-related emergencies or weather, as well as ensuing additional evacuation costs or charges, such as an unexpected hotel stay or additional gas expenses. Trip insurance can be a a life-saver if the unforeseen happens. Ask your property manager for details.
