- No deep fryers or fire pits are allowed for use on the property at any time.

- Please do not move or rearrange furnishings.
- No unauthorized events or gatherings are allowed.
- No jumping or diving from balconies allowed at any time.
- No leaning or climbing on the balcony railings.
- Guests are responsible for supervising kids and teens.


CANCELLATIONS & TRANSFERS: A guest may cancel a reservation and receive a full refund, excluding any credit card processing costs that may have been incurred. Cancellation requests must be in writing (via e-mail or letter) clearly stating cancellation of the reservation at least ninety (90) days before the check-in date. Cancellation requests within ninety (90) days of check-in date for any or no reason (including the failure to pay the final payment due 90 days before the stay), including inclement weather, will not be eligible for a refund of any payments made to Oasis Vacations LLC. All cancellation requests shall be submitted in writing and are effective when received and confirmed by the Agent. All transfer requests shall be submitted in writing at least (90) days before the check-in date and are subject to approval.

When to book & When to go:

  • Reserve your rental as early as possible. Rental schedules often become available 12 months in advance (or in September just after Summer ends). Many groups book their Summer rental homes during Thanksgiving, Christmas, and New Years Eve get-togethers. Reserve before these holidays for best selection.
  • Summertime is the most expensive season in coastal NC. To get the best value, consider changing your group's vacation dates to the Spring or Fall seasons. May, September, and even October offer warmer weather, , and greatly reduced traffic.
  • Some property managers offer promotional rates for veterans and active duty military. Ask your host or property manager if special discounts are available for your family before you book.
  • Property managers often offer their guests an option to obtain vacation insurance protection. Trip insurance, which normally costs 1% - 5% of the base booking price, offers visitors reimbursement of their vacation costs for any missed days as a result of medical-related catastrophes or weather, as well as ensuing additional hurricane evacuation costs or charges, such as an unanticipated hotel stay or extra gasoline expenses. Trip insurance can be a a bank account-saver if the unforeseen occurs. Ask your property manager for details.
  • Many property management companies supply Cape Fear area area visitors guides which include special deals, either offered directly by local businesses, or through a relationship between the property management company and the business itself. Know before you go:

  • Add the property manager's information to your phone. Take a copy of arrival/departure procedures.
  • Ask questions. You may want instructions for a hot tub, intercom or washer/dryer. Contact your host. They are there to help! A brief call prevents lots of concerns.
  • Lock your rental while you are out. Protect the owner's property and your stuff!
  • Make a record of any damages to the rental at check in, and immediately send them to the property manager. We specifically recommend e-mails and text messages, as they usually contain built-in time stamps that are very helpful if damages are attributed to your stay.
  • Be respectful. Often times, adjacent homes are occupied by local residents. Respecting late-night quiet hours and parking policies is the right thing to do.
  • Don't forget to... Ask a local! Locals can often help you find exactly what you're looking for. Who better to ask where to get the best breakfast in town, have a great night on the town, or the best spots for BBQ?
  • Don't leave anything behind! Before departing, walk through the property to confirm you've collected all of your things. Make sure to check closets, dressers, garages, and bathrooms for hidden treasure. Clean the refrigerator and take any leftovers home.
  • Go through the rental one final time and scan for any damage. We advise walking through with the host whenever you can. If the manager is not available, take pictures of the rental to record its condition at check-out.
  • After your trip, leave a review! Property managers rely on good ratings to propel future bookings. They'll be thankful for your feedback. Alternatively, if something went wrong, other families will be thankful you shared your feedback and help them have the best future vacation. Be fair with your review. If something fell short of expectations, consider whether the owner could control the issue, and if so, whether they responded quickly to solve it.
