Welcome to Beach Simple, managed by Brunswick Vacation Units! Beach Painless is a handsome single-family rental home in Ocean Isle Beach that is ideal for the ultimate family vacation. A lot of thought was put into the design and decoration of this home which offers a reverse floor plan with a kitchen, dining, and living room upstairs to maximize vistas. Upstairs you will also find a master suite with a king-sized bed and private bathroom, another bedroom with a queen-sized bed, and a full bathroom accessible from the living area. Please note the fireplace is for decorative use only!

Downstairs there is a second living room with a foosball and shuffleboard table, another master suite with a king-sized bed with a private full bathroom, a bunk room with 3 bunk beds (6 single beds total) and a full bathroom, and a 5th bedroom with a queen sized bed and full bathroom. Also on this floor, you will find a half bath and laundry room.

On the ground level, there is a half bathroom and an additional refrigerator in the hallway leading to the backyard. There you will find a nice Tiki bar with a sink and mini refrigerator, which overlooks a sizable shining saltwater pool and spa. The spa heater is on a timer which will heat up within 10-15 mins. and is a great way to relax in the evenings. You can watch the outdoor TV from the bar or while floating in the pool. Besides the pool and spa, there is a gas grille as well as a sizeable backyard ideal to play cornhole and other games to keep you busy when you aren't at the beach!

There is an elevator on the ground floor that accesses every level. Kitchen amenities include a Keurig, blender, mixer, crockpot, and a toaster, In the garage, there are 3 bicycles, plenty of beach chairs, toys, etc. Come see what all Beach Easy has to offer! You must be at least 28 years old to book and if your group is not related, the average age of all adults (not including kids) must not be under 30 years old.

NO home events, prom events, weddings, rehearsal dinners, or any other events of any kind

NO Animals — if you bring an unauthorized pet you will be asked to leave immediately and no refund will be given.

NO Smoking inside or on/around the premise

NO fire pits or deep fryers allowed on premise

Please be aware that there are exterior security cameras located on the premises directed towards the parking area and/or entrances for added security and tranquility of mind.

We cannot guarantee the elevator will be working due to circumstances out of our control. Please read elevator instructions CAREFULLY before operating (found in the notebook in home). User error will result in a service charge. No kids are allowed in the elevator unsupervised. Use at your own risk.

Pool and/or Spa is private and unattended, so swim at your own risk. All kids must be supervised in the water at all time by an adult. No food, drinks, alcohol, glass, etc are allowed in or around the pool. Please keep in mind that due to tropical nature of the island, it is not unusual to find unexpected debris and sand in the pool.
The pool is open year round, however, there is an optional fee of $150 a day to heat the pool between April 1 and October 31. If you want to heat the pool, it can only be heated for the ENTIRETY of your stay, meaning you can NOT pick and choose certain days you want it heated, it has to be for the entire time you're there. The fee must be paid in full at least one week prior to your check-in day, and NO refunds will be given due to bad weather or any other reason. Guests are NOT allowed to adjust the temperature or tamper with the pool equipment. Pools are heated to 84 degrees max. Please keep in mind that the heater only runs when the pump does and typically the pump does not run at nighttime due to timers.

If your *check in date* is on or between Memorial Day and Labor Day, your cleaning fee does include whole home linen and towel rental fee. All beds will be made up upon arrival with top and fitted sheets, pillow cases, and 1 set of towels will be included per person (1 set includes: 1 body towel, 1 hand towel, and 1 washcloth), and a kitchen towel.
**In the off-season (Labor Day - Memorial Day), linens and towels are NOT supplied in your reservation and are an optional additional fee of $250 at the time of booking. You can choose to bring your own linens and towels, or rent through a third event. (Last min. bookings: We need at least 24-hour notice in order to provide linens!)**

​​​​​​​We provide a basic starter pack of essentials for your first day including a roll of toilet paper in each bathroom, hand soap, a roll of paper towels in the kitchen, and a trash can liner per bin.

When to visit & When to reserve a Ocean Isle Beach rental home:

  • The earlier your group can book a rental home, the better your selection will be. The best properties are booked early. Booking your vacation rental up to 12 months before your vacation is recommended. Christmas, Thanksgiving and New Years Eve are excellent times to plan and reserve your rental property.
  • Booking your vacation home in the Fall or Spring shoulder seasons is a great way to save money on your vacation. Rental rates are lower, and you'll find a better selection of desirable homes. Many vacationers use this strategy to find larger homes within budget, or to reserve a beach front rental that would otherwise be unaffordable during June, July, and August.
  • Veterans and Active Duty Military members may qualify for special discounts. Be sure to ask your prospective vacation rental company or host if your family qualifies for a reduced rate.
  • Booking websites often offer guests an option to purchase trip insurance. Trip insurance, which normally costs 1% - 5% of the base stay price, offers visitors reimbursement of their vacation costs for missed vacation time as a result of medical-related issues or weather, as well as hurricane evacuation costs, such as an unexpected hotel or extra gasoline expenses. Trip insurance might be a a life-saver if the unforeseen occurs. Ask your property manager for specifics.
  • Look for your local Cape Fear area area magazine upon checking in. If your rental property doesn't have a copy, you can find them at local shops and visitor centers. In addition to great local stories, visitor guides have coupons for local accommodations, tours and attractions.

  • Upon arrival, document any issues with the property and immediately contact the property manager. Record all correspondence in case a dispute arises.
  • Respect the neighborhood. Often, nearby homes are filled by local residents. Respecting late-night quiet hours and parking regulations reduces conflict and allows everyone to enjoy their day.
  • Speaking of neighbors... Ask a local resident! Residents can often help. Who better to ask where to order delicious takeout, have a great night out, or the best spots for bird watching?
  • Don't leave anything behind! Before you drive away, walk through the property to make sure you've collected all belongings. Check bathrooms, dressers, and closets for hidden belongings. Clean the refrigerator and take or dispose of leftovers.
  • Walk through the property a final time and keep an eye out for damages to contents or the property itself. We suggest walking through with the host whenever possible. If the host isn't available, ensure that you take photos and video of the rental to record its condition.
  • Leave a review! Property managers rely on good ratings to stimulate new bookings. They'll be much obliged for your feedback. Alternatively, if something wasn't right, other families will will be grateful for your feedback find their best rental home. Be fair with your review. If something fell short of expectations, consider whether the host could control the issue, and if so, whether they responded reasonably to remedy it.
