Welcome to Sandstep 616-1! You'll be sure to flourish at the modest and exclusive Sandstep Retreat community, where you can luxuriate in the shared community oceanfront pool, walk to the beach on your shared private beach boardwalk, and fall in adore with the island appeal of Sandsteps.  Appreciate expansive vistas from the generous windows throughout our great room or from your master bedroom.  Al fresco dining on your oceanfront deck can't be beat; or for a rainy day, cuddle up to our decorative fireplace in Ernest Hemingway Key West style furnishings. Our gorgeously decorated and refreshed home will give you the vacation that you have been longing for. 

We are an Upper/Lower Duplex: If you are coming with a second family, Also book Sandstep 616-2 above us for a total of 9 bedrooms!

Covered parking for 2 cars. Park Tandem, on the right side under the home as marked for 616-1.  A 3rd car, size-dependent, may fit tandem on the driveway apron.

Linens - Sheets and Towels will be wrapped in sealed packages and laying on the end of the beds. 

Rental Policies:
In response to the increased incidence of credit card fraud, a valid government photo ID will be required for every reservation. A signed rental agreement is required: accepting House Rules on any online travel agency requires reading and acceptance of our rental agreement.

Things to bring:
Paper towels and toilet paper, trash bags, soaps, detergents, minimal cleaning supplies, and beach towels.

Arrival/Departure:
Summer Check-ins (June-August) begin at 4 pm and are guaranteed by 6 pm
Off Season Check-ins begin at 3 pm and are guaranteed by 5 pm
Check-out is by 10 am. 
We adhere to this policy so please do not arrive early or plan to delay your departure.

No events such as weddings, bachelor/bachelorette events, sororities/fraternities

You must be at least 25 to rent this unit.

Pool Notice:
Pools are generally open from Memorial Day until Labor Day; however, pool closures may be dictated by the HOA or the Health Department. Pools may also be closed after a hurricane or tropical storm. Sea Coast Units/Owners will not be held accountable. No refunds will be issued for these closures.

Pet Policy:
No family pets allowed.

Cancellation Policy:
- Free cancellation within 48 hours of booking
- After 48 hours of booking and more than 60 days out from arrival, a full refund will be processed less a $300 cancellation fee
- After 48 hours of booking and within 60 days of arrival, there will be no refund processed unless the dates are re-rented. If premises are re-rented, a refund will be processed less a $300 cancellation fee.

Take a trip back in time at the Fort Fisher State Historic Site and Museum which features live oak-covered trails and bunkers from the American Civil War. Stroll through the marsh to visit the home of the famed Ft. Fisher Hermit. Or wind down with nature at our two state parks, sure to provide a memorable experience with hiking, fishing, and water activities such as paddle boarding and kayaking, and search for a Venus Flytrap which is native to NC only. Located in Carolina Beach, this vacation home is on the beach. Carolina Beach Boardwalk is a popular attraction and the area's natural beauty can be seen at Carolina Beach and Kure Beach. Odysea Surf and Kiteboard School and North Carolina Aquarium at Fort Fisher are also worth visiting. Be sure to check out the area's animals with activities such as game walks and birdwatching.

Strategies to get the very best vacation rental experience:

Get the most from your budget:

  • In the Cape Fear area area, The sooner your group can book a rental home, the better your selection will be. The best rental properties are booked very early. Reserving your rental property six - twelve months before your travel dates is recommended. Winter holidays are excellent times to search for and book your rental home.
  • June, July, and August are the most expensive months in the Cape Fear area area. Booking a rental in the Fall or Spring is a good way to save on your rental home. Rental rates are lower, and you'll find a better selection of suitable homes. Many vacationers use this strategy to reserve larger homes, or to book a beach front rental that would otherwise be unavailable during June, July, and August.
  • Veterans and Active Duty Military members may be qualified for special discounts. Be sure to ask your prospective property manager or host if your vacationing group qualifies for a special promotion or discount.
  • Property managers usually offer guests an option to purchase trip insurance. Trip insurance, which will generally cost between 1% - 5% of the stay price, offers visitors reimbursement of costs for any missed days as a result of medical-related emergencies or weather disasters, as well as hurricane evacuation costs, such as an unexpected hotel overnight or additional fuel expenses. Trip insurance can be a a bank account-saver if the unforeseen happens. Ask your property manager for program terms and fees.
  • Find a copy of your local visitors guide when you arrive at the rental property. If your rental home doesn't have a copy, you can find them at local shops and visitor centers. In addition to great information, visitors guides contain offers and deals for local shops and restaurants.

Use filters to narrow your rental search:

  • First, have your group agree to date ranges and a max budget.
  • Note the number beds and the configuration your family needs. Oceanfront - Pool - Walk to Carolina Beach Boardwalk has 4 bedrooms and 2 bathrooms.
  • Precise descriptions of bedrooms and bed counts & types is commonly available online. Otherwise, call the host before you book the rental.   • Lock your rental home while you are out. Keep your property safe!
  • Upon arrival, note any issues with the rental property and immediately contact the property manager. Keep records of all coorespondence.
  • Respecting quiet hours and parking regulations can make a stay more pleasurable. Be a good neighbor. You'll increase your chance to make some new local friends, and resident neighbors are usually a terrific resource to find the best local beaches and hangouts.
  • Speaking of neighbors... Ask a local resident! Local residents can frequently help you find exactly what you're looking for. Who better to ask where to get the best seafood, have a great night on the town, or the best spots for shopping?
  • Don't leave anything behind! Just before departing, take a walk through the property to make sure you've collected all personal items. Make sure to check closets, dressers, garages, and bathrooms for hidden items. Clean out the refrigerator and take or dispose of leftovers.
  • Inspect the property one final time and scan for damage. We advise inspecting the property with the property manager whenever you can (often this isn't possible). If the host is not available, take pictures of the property to record its condition at check-out.
  • Did you have a wonderful stay? Most vacation rental websites make it easy for guests to provide comments. If your rental and/or host was great, they always love to hear your praise. If anything was wrong and they failed to correct it in a reasonable manner, or if the vacation rental wasn't as described, you'll want to make a note as part of your review.
