Welcome to The Breakers: Out of Office! You'll be right at home in our crisp and casual condo. The beach is only just a few steps across the street to the access point, so you can go back and forth effortlessly. Take a shade break on our front porch and savor a peaceful beverage while rocking and taking in the salty sea air and ocean view. Or if you've had enough salt water, take a dip in our community marsh-side pool. Located right at the north end of the island and Freeman Park, you can walk over the Lo Tide Tiki Bar for a close by social hour, or walk or bicycle 1.5 miles down to the Sea Witch or many other bars, eateries, and stores at The Boardwalk. The north end of the island has been reenergized with last year's Beach renourishment and tons of summer action at the new Carolina Beach Pier.  Live music, surf activities, beverages, and a great food menu make the North End better than it's been since Florence!

Rental Policies:
In response to the increased incidence of credit card fraud, a valid government photo ID will be required for every reservation. A signed rental agreement is required: accepting House Rules on any online travel agency requires reading and acceptance of our rental agreement.

Things to bring:
Paper towels and toilet paper, trash bags, soaps, detergents, minimal cleaning supplies, and beach towels.

Arrival/Departure:
Summer Check-ins (June-August) begin at 4 pm and are guaranteed by 6 pm
Off Season Check-ins begin at 3 pm and are guaranteed by 5 pm
Check-out is by 10 am. 
We adhere to this policy so please do not arrive early or plan to delay your departure.

Pool Notice:
Pools are generally open from Memorial Day until Labor Day; however, pool closures may be dictated by the HOA or the Health Department. Pools may also be closed after a hurricane or tropical storm. Sea Coast Units/Owners will not be held accountable. No refunds will be issued for these closures.

Pet Policy:
Dogs Accepted. First dog included in price; subsequent dogs subject to additional costs. Carolina and Kure Beaches are pet-friendly, but you must follow town guidelines. Please check the town website for beach pet restrictions.

Cancellation Policy:
- Free cancellation within 48 hours of booking
- After 48 hours of booking and more than 60 days out from arrival, a full refund will be processed less a $300 cancellation fee
- After 48 hours of booking and within 60 days of arrival, there will be no refund processed unless the dates are re-rented. If premises are re-rented, a refund will be processed less a $300 cancellation fee.

Located in Carolina Beach, this vacation home is on a river. Carolina Beach Boardwalk is a popular attraction and the area's natural beauty can be seen at Carolina Beach and Kure Beach. Odysea Surf and Kiteboard School and North Carolina Aquarium at Fort Fisher are also worth visiting. Be sure to check out the area's animals with activities such as game walks and birdwatching.

  • Booking your vacation rental in Fall or Spring months is one of our best tips for saving money on your vacation. Rental rates are lower, and you'll find a larger selection of acceptable homes. Speaking of the off-season, don't overlook the holidays for a Cape Fear area vacation! Who wouldn't love a holiday near the ocean? Christmas, Thanksgiving, and New Years Eve are great times to gather with loved ones at your favorite beach.
  • Reserve your vacation home as early as possible. Rental schedules usually open twelve months in advance (or in September just after Summer ends). Many groups book their Summer vacations during Winter holiday gatherings. Book before these holidays for best selection.
  • Veterans and Active Duty Military members may be qualified for special discounts. Be sure to ask your prospective property management company or host if your group qualifies for a price reduction.
  • Booking websites often offer renters an option to buy trip insurance. Trip insurance, which normally costs anywhere between 1% - 5% of the stay price, offers visitors reimbursement of costs for any missed trip time as a result of personal medical-related catastrophes or weather disasters, as well as ensuing additional hurricane evacuation costs or charges, such as an unexpected hotel or extra fuel expenses.   • Don't forget to... Ask a local! Locals can usually help. Who better to ask where to rent beach equipment, have a great night on the town, or the best spots for fishing?
  • Ensure you protect the owner (and your things!) by locking the property when you are gone, just like you would back home.
  • When it's time to leave, take a final walk-through to make sure you did not forget any personal items. Check dressers, closets, and bathrooms for hidden treasure. Clean out the refrigerator and take or dispose of leftovers.
  • Document the condition of the property at check-out. We recommend taking a video during your final walk-through.
  • Did your family have a fantastic time? Many rental managers make it easy for clients to provide feedback. If your rental property and/or host was terrific, they would love to hear about it.
